After a week and a half in Riviera Maya, this was the authentic beach break we needed. Oceanfront (therefore potentially quite windy) property. Check in was a little confusing, but we were taken care of soon enough.

The room was elementary, clean, and comfortable. Some days the shower was hot, some days not. The unit we rented had a mini fridge, and a private porch with a cold tub and hammock, and really, that was all we needed.

Best spot on the island, a real getaway. We enjoyed our stay. It is rustic for most Americans, but they provide the basics, hot shower, clean bed, one towel per person. The front desk is a little less helpful than some other places, and there is one amenity… the beach/view. We didn’t need much more.

Hotel Villa Kiin is tucked away on the far North end of the island. It sits on the perfect beach for shallow lounging or kid play. Right around the corner is the westside with gorgeous sunrises as well as the east side where you can catch an epic sunset showcasing the small skyline of Cancun. The rooms were modest but comfortable. The hotel was quiet. Loads of restaurants within walking distance. We’d come back!

We have been staying at Villa Kiin for over 14 years now, and it always feels like coming home. We have watched it grow over the years and have to say that it has never lost its personal feeling. From the sweet lady at the front desk to Nicolas, who maintains the property.

The rooms are always clean and comfortable..need extra pillows? just ask! Need a blanket? Just ask! The rooms are reasonable, and literally, a stone’s throw from one of the best beaches on the island… it is safe, and the staff is super helpful with their mini sub cozumel tips… in fact, we will be back in April this year! Easy booking and check in and out!

We stayed there for 5 nights. Best location on the island at Playa Norte! Great pricing for the site. Our room had AC, but some places do not, so please ask before booking. They offer all activities at a cost but provide access to everything.
